Horror in which an old family house inherited by a young man turns out to hold a deadly secret. Brian Karter (Sean Clement) is surprised to learn that he has been bequeathed an old house known as 'the Sanctuary' by his mother. He believed that the building, home for a time to his mother's experimental attempts at treating various addictions, had been destroyed in a fire. Brian journeys to the house with a group of friends to have a look at it. They are guided around the house by an associate of Brian's mother, Haley (Simonetta Solder), but when Haley leaves, the friends are free to roam around themselves and make a discovery which may prove fatal to them all...
